Trane Chillers, XR11 Fan Motors, Space Heaters, Refrigerated Air Dryers, and K&N Filters: An HVAC FAQ

I've been handling service orders for commercial and light industrial HVAC equipment since 2017. I've made—and documented—14 significant mistakes, totaling roughly $19,000 in wasted budget. 1. Is Trane worth the higher price?

Depends on how you count cost. A low quote is not the same as low total cost of ownership. In our 2023 season, the Trane rooftop units we installed needed almost no callbacks. But I've also seen a cheap unit save money upfront and then eat the savings in three service visits. The brand doesn't matter if the installation is bad.

Trane usually isn't the lowest first price. What it offers is parts availability and a service network that matters when a building owner can't wait two weeks. If you're keeping the building for ten years, that's worth something. If you're moving on after a few years, first cost can dominate. I can only speak to commercial work. My rule is: compare estimated TCO, not the number on the first page of the quote.

2. Why is my Trane chiller tripping on high head pressure?

If it's water-cooled, check the water loop before you blame the chiller. In September 2022, we had a Trane chiller trip every afternoon for a week. I was ready to replace a pressure sensor. Turns out the cooling tower strainer was clogged. A $120 strainer and two hours of labor fixed it.

The chiller wasn't the problem. The water loop was.

For air-cooled chillers, start with the condenser coil and fan operation. Dirty coils or a dead fan can push head pressure up just as fast as a failed compressor. If the unit has a controller, look at the saturated condenser temperature and approach before ordering any major parts.

3. How do I know if my Trane XR11 fan motor is bad?

If the fan hums but won't spin, the motor is the easiest thing to blame. I did the same in 2022. I ordered a replacement XR11 fan motor—about $400 to $600 based on online parts listings I checked in January 2025; verify current pricing—and the new motor still hummed. The real issue was a $25 dual-run capacitor.

Check the capacitor first. No, wait—make sure the power is off and the capacitor is discharged first. Then, if the motor does need replacing, order by OEM part number, not by description. In 2017, I made the classic rookie mistake: ordered a 208V motor for a 230V unit. It ran for about twenty minutes. That one cost me a $410 motor and a lot of embarrassment.

I also learned to be specific about timing. I said 'as soon as possible.' The supplier heard 'whenever convenient.' The part arrived two weeks later. Now I write 'RUSH: ship tomorrow.' Oh, and I verify the voltage on the nameplate before I call it a bad motor.

4. Is a space heater cheaper than running my heat pump?

It depends on what you're heating. A 1,500W space heater running 8 hours uses 12 kWh. At the average U.S. residential rate of around $0.16 per kWh (Source: U.S. EIA, 2024), that's $1.92 per day. For one room, a space heater can be cheaper than heating the whole building. But that only works if you use it where you are and turn it off when you leave.

A heat pump moves heat instead of turning electricity directly into heat. According to the U.S. Department of Energy (energy.gov), an air-source heat pump can deliver the same heat as a resistance heater using much less electricity. So if the heat pump is running, it's usually the lower-cost option for whole-space heating.

We once put a space heater in an office with a bad duct run. It worked for that room. Then someone left it on overnight. The TCO story changed fast. Heating a whole building with a row of space heaters is almost always a surprise bill.

5. Why is my refrigerated air dryer still letting water through?

A refrigerated air dryer condenses water vapor out of compressed air and sends it to a separator. It doesn't remove oil or fine particulates. It also has a maximum flow rating. If the dryer is undersized or the compressed air is too hot, the dew point goes up and water slides past.

I once skipped a $140 downstream coalescing filter to save money on a rebuild. The dryer's separator caught the bulk water, but the oil and dirt got through. The cleanup cost around $900. The dryer wasn't the problem; my missing filter was.

Check the condensate drain on the separator too. If it's clogged or the trap isn't sealing, the water level rises inside the dryer and carries right through. At least, that's been my experience with 10 to 50 HP compressed air systems. Bigger systems with dryers downstream can be different.

6. How do I clean a K&N air filter the right way?

Use the K&N cleaning kit. Soap and water removes the oil, and without oil the filter lets fine dust through. K&N's own instructions say to clean the filter when it looks dirty and to always re-oil it afterward.

  1. Spray on the cleaner and let it soak.
  2. Rinse with low-pressure water, not a pressure washer.
  3. Let it dry naturally, away from direct sun.
  4. Apply the oil in a light, even coat. Over-oiling makes its own mess.

We learned this after a customer's mass airflow sensor got contaminated. The filter looked clean and felt dry. That's because it was clean and dry. It just wasn't oiled. The sensor wasn't cheap to replace.

Oh, and don't 'rush' the drying step with a heat gun. That can shrink or damage the filter media. If this is for a truck that spends every day under construction dust, a standard paper filter might be the lower-stress choice. Depends on your environment.

7. What was the most expensive mistake you've made on a Trane chiller?

The most expensive mistake wasn't a part. It was a misdiagnosis. In 2021, I told a customer their Trane chiller compressor was failing and quoted a $9,000 replacement. The owner asked for a second opinion. The actual issue was a bad contactor and a slightly low refrigerant charge. The repair cost $400. I still think about that.
